MINUTES
The August 18,2021 Centreville Planning Commission meeting was called to order at 7:00 p.m. by Darren Brown, Chair,
in the Liberly Building, second floor meeting room. The following members and staff were present: Darren Brown,
Chair; Kara Voight, Vice Chair; Vachel Downes, Patricia Cipriano and Tim Z:uella, Members; Tim McCluskey, Town
Council President; Steve Walls, Town Manager; Sharon VanEmburgh, Town Attorney; Chris Jakubiak, Town Planner;
and Betly Jean Hall, Administrative Assistant.
Review of Minutes from Previous Meetings
a. Mr. Downes moved to approve the August 4,2021Planning Commission meeting minutes as submitted. Mr
Zuella seconded the motion, which passed with 4 ayes, 0 noes, and I abstention.

Unfinished Business
a. Zoning Text Amendments - Carter Farm - for review and recommendation to Council
The following changes were made during discussion of the submitted zoning text amendments:

138-39 Streets WOONER-F - Add specific requirements about traffic calming methods used on woonerfs;
signs, paving style, etc.

Fix typographical error 170-28(A)(2) The Council shall follow the procedures set forth in 170-31for the
approval of a floating zone for PUDs proposed in the R-1 or R-2 Districts; changing 170-31to 'this
section'

170-28(8X10) Keep distance at 150 feet and add discretion to the Planning Commission in TNDs and
PUDs.

170-28(D) Change all occurrences of the title Town Planner to ZoningAdministrator.

Change 170-29.1(C)(8) to read: Only within a PUD, Value Added Light-Agricultural Processing, except
that where incorporated into a PUD it shall be limited by the terms of the approved PUD, if any.

August 15,2021 meeting. Mr. Zuella seconded the motion, which passed unanimously.
