Presentation at the Town of Centreville Planning Commission meeting (Sept. 16, 2020) reporting on the Community Plan Update with a focus on neighborhoods, mapping, and residential infill. It highlights environmental corridors along the Corsica River, major undeveloped infill tracts and projected housing growth (740 inside the town and about 4,970 in the growth area), and recommends coordinating housing growth with water and sewer, promoting infill and rehabilitation, a mix of housing types (including affordable units for low-and-moderate-income households and seniors), and planning complete neighborhoods with parks, schools, streets, and employment zones.

Community Plan Update Discussion: Neighborhoods

This is the current long-range
plan for the Town and its growth
area.

Environmental Corridors can
Corsica River
lend shape and form to the
future Town.
Note the “environmental corridors”
associated with the Corsica River.
These contain the remaining wooded lands, wetlands,
streams, and some steep slopes.
Preserving these natural corridors (and allowing for their
expansion) forms the future physical growth of the
Town.
It also provides a means for knitting the Town together
as it expands over the very long term.

A ”base map” of the
Town and its surrounding
area.
As we move through the planning
process, we will add content to this
map…such as land use, transportation,
and sensitive environmental areas.
If you look closely you will see the Town
Boundary, highways and streets,
property lines, and even contour lines
which track with the elevation of the
land.
Queen Anne’s County GIS is
supporting our mapping work on the
plan update as they did with the last
community plan.
