NOTICE OF HEARINGS BOARD OF APPEALS OF QUEEN ANNE’S COUNTY The following applications have been made under §18:1 and §14.1 of the Code of Public Laws of Queen Anne’s County requesting the relief set forth below. Tke notice that these applications shall be considered at a public hearing on Wednesday, the 18th day of March, 2026, at the times designated below, in the office of the Board of Appeals, 110 Vincit St., Centreville, MD 21617. HEARING POSTPONED AS OF 3/17/2026 Application by: Shipping Creek Partners, LLC Case No: BOA-25-10-0231 Requesting variances from § 18:1-41: 1) 150 ft limit and 2) ½ the distance from mean high water to the centerline of the body of water to replace an existing pier with improvements at a total length of approximately 162 ft from the mean high water line. The subject property is located at 304 Butlers Landing Drive near Stevensville MD in the 4th Election District and is located in the Neighborhood Conservation-2 (NC-2) Zoning District and Critical Area Limited Development Area (LDA). HEARING POSTPONED AS OF 3/17/2026 Application by: Three Seas, LLC Case No: BOA-25-10-0230 Requesting: an appeal from a Planning Department decision in accordance with § 18:1- 119.A(1)(a). The applicant’s request to process a variance application seeking relief from Supplemental Use standards found § 18:1-58.B was denied by letter dated September 3, 2025 which is the decision the applicant is appealing. The subject property of the request is located at 1104 Price Station Rd in the town of Price near Church Hill in the 2nd Election District and is located in the Village Center (VC) Zoning District. 1. Application by: Harris Family Properties, LLC Case No: BOA-25-06-0219 Requesting: variances from § 14:3-42A, §14:3-42B, and §14:3-41C of the Floodplain Management Ordinance to permit an existing structure to be raised 5.56 ft which is 1.44 ft below the flood protection elevation of 7 ft (structure will remain above the base flood elevation of 5 ft and only the enclosures below the 5.56 ft would be compliant with section 14:3-41C). The subject property is located at 433 Kent Narrows Way near Grasonville, MD in the 5th Election District and is located in the Waterfront Village Center (WVC) Zoning District and Critical Area Intensely Development Area (IDA).
