The July 20, 2022 Planning Commission meeting focused on the Town’s Comprehensive Plan review, with Town Planner Chris Jakubiak presenting traffic and growth data — including a 2000–2020 population increase of 2,845 and 1,039 new households (a 129% rise in dwelling units), a 2010–2019 increase of 2,470 vehicles/day on Rt. 213 (18%) and 723 vehicles/day on southbound Liberty at Water Street (12%) — and projections that 1% annual residential growth could push elementary/middle schools to ~94% capacity and the high school to 105% by 2040 and would require a 1.25 million gallon per day wastewater treatment plant. The Commission approved the June 15 minutes, heard no citizen comments, asked the planner to check 2017–2018 traffic counts (noting possible effects of Liberty/Commerce infrastructure work), and reviewed draft Land Use guidance directing new commercial and residential development to downtown, Railroad Avenue, MD Rt. 213 and the Centreville Business Park.
